It is critical that the design supports smooth operations and that the design, running costs and management framework are aligned. We generally start with a review of the design with a Design for Management report, working with your stakeholders and the wider design team. Often commencing our services pre-planning, we consider the back of house and front of house areas as well as any estate, public realm and shared spaces. Once the Design for Management review is complete we can prepare detailed operational budgets, stakeholder structures, lease reviews, FM advice and written policies required for planning. This element of work often continues up until mobilisation commences.

Planning for Occupation
The term mobilisation refers to a strategy adopted to ensure that the transition from construction to occupation is smooth, and that operational performance is optimised.
Our process focuses on the people involved and enabling and facilitating them with an achievable work plan with clear targets and identifying the support available. We encourage workstreams to be considered early to identify deal breakers and challenges to the process, thus ensuring there is time to resolve them.
Our structured approach is tailored to each unique development we support and contains clear deliverables used to measure progress and record the planning activities undertaken.

Asset Management
Our involvement does not end at practical completion, as we recognise the importance of long term asset management in ensuring the ongoing operational success of the scheme. Our asset management service can be tailored dependent on the client’s needs, ranging from full service asset management (akin to acting as the landlord’s representative); through to the undertaking of our annual property management audit.
It is crucial to retain an oversight of the appointed service partners (managing agents, defects managers, accounts teams etc) post-completion. It is also important for there to be a strategic line of communication between these parties and the scheme’s occupiers, with a clear pathway for complaint escalation as well as a visible client presence. We understand that many of our clients are not set-up to provide this service, and we therefore use our extensive experience of operations, and our knowledge of the development gained during pre-completion consultancy, to provide comprehensive operational management support.
