OVERVIEW

A number of investors and operators are modernising their portfolios to align with ARCO's guidelines and the broader industry's push for cost certainty for residents. By offering optional lease updates for existing residents, they provide opportunities for cost savings and enhanced predictability of outgoings.

SAY has developed a specialist service to facilitate this transition process. To date, we have successfully managed the lease transition at four operational villages, encompassing over 450 homes.

Our approach includes auditing operators' proposals for reasonableness and compliance, creating detailed tenant information packs, and conducting one-to-one consultations with residents—over 400 leaseholders have been consulted to date. We offer independent advice to assist residents in making informed decisions. Additionally, SAY project manages the transition process for clients and ensures the long-term viability of the developments by securing the quality and asset value of the villages.
