Are you ready for the digital switch-over?

A little-known industry standard is coming into play in 2025 which will have a significant impact on operational processes within all new and existing buildings with lifts.

All analogue systems – such as the current two-way communications allowing permanent contact with a rescue service should someone be stuck in a lift – will need to be replaced when telecommunications replace these analogue lines from 2025. In some cases, the process has already begun. The original lines rely on copper cables that were installed across the UK across the 1800s, hence the need for an upgrade.

However, if you do not plan these changes into your newbuild BTR, PBSA, office, residential or social housing block, you could face significant costs which will impact your management fees, not to mention the disruption to service. Existing buildings will need to be retrofitted with a new technology solution, but careful planning now could see operators gradually make the changeover and incremental service charge increases introduced over several years.

There are options available, however they need to be able to operate when there is no power (in case of a fire) as well as if there is no 4G signal within the lift, to keep tenants safe.

SAY can advise on managing the switch-over and the impact on management costs.

Many thanks to ARMA and Ilecs for educating the industry on this matter.
